The housing stock

Mississauga's stock spans 1950s Lakeview and Clarkson bungalows, huge tracts of 1970s and 1980s subdivision two-storeys in Erin Mills and Meadowvale, and estate lots in Lorne Park. The 70s and 80s houses are now 40 to 50 years old and hitting full kitchen, bathroom and basement renovation age, while the city's second-unit registration program shapes basement apartment work.

Next door to Mississauga

YAREX Renovation & Restoration is based in central Etobicoke, close to the 427. Practically speaking, we are a Mississauga contractor with a Toronto address: Dixie, Applewood and Rockwood Village are minutes away, and most of the city is within a 15 to 25 minute drive. We build kitchens, bathrooms, basements, registered second units and full-home renovations, licensed and insured, with free estimates.

What Mississauga houses need now

The bulk of Mississauga was built in two waves. Lakeview, Clarkson and Cooksville hold 1950s and 1960s bungalows and split-levels, many on deep lots, and these drive the same work we do in Etobicoke: opened main floors and basement suite conversions. The bigger wave is the 1970s to 1990s subdivisions of Erin Mills, Meadowvale and Streetsville. Those two-storeys are now 40 or 50 years old, and their original oak kitchens, carpeted basements and builder-grade bathrooms are due for full renovation, not patching. Basement apartments are a major part of our Mississauga work, and the city is specific about them: beyond the building permit, Mississauga requires second units to be registered with the city. We design for code from the start so registration is a formality, not a fight. In Lorne Park and along the Port Credit waterfront, projects trend larger: full-home renovations, custom carpentry and additions on wide lots.

Emergency response over the border

For burst pipes, sewer backups, storm flooding, mold or fire damage, distance is everything. From Hagersville Ct, Applewood and Dixie are about a ten minute drive and most of Mississauga about twenty. Crews run 24/7, extract water fast, dry the structure and then rebuild under one contract. Mississauga — questions

01Do I need a permit for a basement apartment in Mississauga?

Yes, and Mississauga adds a step many cities do not: second units must be registered with the city as well as built under a building permit. The unit has to meet Ontario Building Code and zoning requirements before registration is granted. YAREX designs to those standards and carries the project through permit and registration.

02How far is YAREX from Mississauga?

Our base at 6 Hagersville Ct in Etobicoke sits close to the 427 and Burnhamthorpe corridor, effectively on the Mississauga border. Most of the city is a 15 to 25 minute drive, which matters most for emergency water and fire calls.

03What does a kitchen renovation cost in Mississauga?

A mid-range kitchen in a typical Erin Mills or Meadowvale two-storey usually lands in the tens of thousands once cabinetry, counters, electrical and flooring are included, and larger Lorne Park projects run well past that. Exact numbers depend on layout changes and finishes, so we price each job with a free written estimate rather than a formula.

04Can you renovate condos in Port Credit and City Centre?

Yes. Condo renovations in Mississauga run through property management approval, insurance certificates and elevator bookings. We do this regularly in the towers around Square One and along the Port Credit waterfront.

Fixed estimate. Permits handled. Mississauga to Etobicoke.

We hold one contract from demolition to handover, and answer the emergency line around the clock across the GTA.
