How the work runs
We follow the industry-standard remediation process: assess, contain, remove, clean, verify, rebuild. There is no mold problem without a water problem, so first we find the moisture source with moisture meters and an inspection of the usual suspects: grading, plumbing, ventilation, envelope leaks. The work area is sealed under polyethylene containment with negative air pressure so spores do not spread through the house. Affected porous materials are removed and bagged. Salvageable surfaces are cleaned and HEPA-vacuumed while air scrubbers run throughout. The moisture source is repaired before we close anything up. Then our own renovation crews rebuild: insulation, drywall, trim, paint.
Small jobs take two to five days of remediation. Basements and attics run longer, plus rebuild time.

Small contained remediations run $1,500 to $4,000. Attics typically land between $4,000 and $10,000 with ventilation corrections. Contaminated finished basements reach $15,000 to $30,000 including rebuild. Insurance covers mold only when it stems from a sudden covered loss. Long-term leaks are usually excluded, and we will tell you which situation you have before you file a claim. 02Is mold dangerous? Do I need to leave my house?
Health Canada links indoor mold to respiratory symptoms and allergy aggravation, with higher risk for asthmatics, children and immunocompromised people. Most residential jobs do not require moving out — containment and negative air keep spores out of living space. Large contaminations or sensitive occupants sometimes justify temporary relocation. 03Does insurance cover mold remediation in Ontario?
Only sometimes. If mold resulted from a sudden covered loss, like a burst pipe you addressed promptly, remediation is often included in that claim. Mold from long-term leaks, condensation, or deferred maintenance is generally excluded, and many Ontario policies cap mold coverage. 04Can I just spray bleach on mold?
No. Bleach whitens surface growth but does not penetrate drywall or wood, leaves roots intact, and does nothing about the moisture feeding it. Porous materials with established growth need removal, not treatment: drywall, insulation, carpet underpad. Hard surfaces can be cleaned and HEPA-vacuumed. Anything else is repainting over a problem.
05Why is there mold in my attic?
Almost always ventilation: bathroom fans exhausting into the attic instead of outside, blocked soffits, or air leakage from the house condensing on cold sheathing. Common in Toronto's 1950s–70s housing stock. We treat the sheathing, then fix the airflow with proper fan ducting, baffles and sealing, because treatment without airflow correction fails by the following winter.
