How the work runs
First, the paperwork. We prepare your alteration application, provide the certificate of insurance your board requires, and flag anything needing a Section 98 agreement under the Condominium Act. In-suite work on partition walls or plumbing may also need a City of Toronto permit. Electrical is filed with the ESA. Demising walls, slabs and risers are common elements — we design around them rather than pretend they can move.
Construction runs four to eight weeks inside the building’s working hours, usually weekdays 9 to 5. Materials move on booked elevators, floors are protected from loading dock to suite door, and debris leaves the building bagged. In 1995–2007 buildings we check for Kitec plumbing and price its replacement while the walls are open.

02Do I need condo board approval to renovate?
Almost always, yes. Most Toronto corporations require an alteration application, and changes touching common elements need a Section 98 agreement under the Ontario Condominium Act. Boards typically want contractor insurance certificates, scope and schedule. YAREX prepares the package and carries the insurance documentation boards ask for. Approval usually takes two to six weeks — plan for it.
03Do condo renovations need a building permit?

05My building has Kitec plumbing. Can you replace it during the renovation?
Yes. Kitec, common in buildings from 1995–2007, is prone to failure and flagged by insurers. Replacing it while the kitchen or bathroom is already open is far cheaper than a standalone repipe. As a restoration contractor we deal with in-suite floods regularly — condo water damage cascades down multiple floors, so this is worth fixing while walls are open.
